Be sure to have your local real estate agent calculate the "net rent" for each community (by prorating the specials offered over the term of your prospective lease term ) so you can compare "apples to apples" when comparing rentals . Many of the “searchable” databases online misstate the true rental rates because they quote the "market rent" before specials. Because of the varying specials and variance among Market rates, it's virtually impossible to compare the actual "net" rents in your search using on line data bases.

Another reason you need a LOCAL agent is to have her shop around for the best current specials for your time frame meeting your dpecific criteria (location, commuting distance, pets, move in cost, etc.) Rents vary daily based on availability. For example, one apartment complex may have the best price on a two bedroom floor plan in Northwest Austin one week, but because of the favorable pricing, the available apts are leased within a few days and the special prices are withdrawn. Then the next week, another community with an "overstock" of a similar two bedroom will come out with a special price and be the best "deal" for that time period.
